58mm thick UPVC, available in 11 colours, hung on three 2D lift off hinges. Multi point locking system operated by lever handle and five cylinder dead lock. Argon filled double glazed units, incorporating toughened glass where necessary

All face plates finished in brushed chrome, installation to comply with Part P (Electrical Safety) and attached wiring layout to include: ring mains, lighting, cooker circuit, heating/hot water wiring, shaver points, internal telephone wiring, tv points, fire detection, extract fans and intruder alarm.

Heating

Gas fired, wall mounted condensing boiler with 250L unvented cylinder insulated with min 50mm factory applied foam. Temperature controlled by thermostatic radiator valves, timer control and room stat. Radiators to be designed to achieve room temperatures of 21 deg.C in living rooms, 22 deg.C in bathrooms and 18 deg.C elsewhere when the external temperature is not lower than -3 deg.C. Plumbing

Hot and cold domestic water to kitchen, utility room, bathrooms and cloakroom. An external cold water garden tap is to be provided. Gas supply to boiler, hob and fire. 100mm white half round pvc gutters and fallpipes. 100mm dia black pvc soil and vent pipes and wastes

Joinery

Six panel internal doors with satin chrome brushed steel furniture in rebated softwood door casings with 150mm taurus softwood skirting and 75mm taurus architrave. Stairs to be softwood strings with mdf treads and ply risers. Turned newel posts and stop chamfered balusters
